Why get a home inspection?

The biggest reason – to protect one of the largest investments you will make in your lifetime. Most people today have no idea how the most important components in a home even work such as heating, venting, air conditioning, plumbing and electrical components. The client just wants to make sure these components do work and do not need to be repaired two days after moving into their dream home. Who better than a professional home inspector that has been trained and experienced in inspecting a home and who can evaluate these major components.

The Service: Home inspectors are generalist; they know how the home’s many systems and components work, both independently and together and they understand why and how they fail. The client will receive a written report describing the actual condition of the home at the time of the inspection. Most inspection reports are sent to the client within 24 hours of the inspection.

What Not To Expect: Home Inspectors do not do any destructive testing, nor do they have x-ray vision. Therefore, they will not comment in the reports as to the condition of every nail, wire or pipe in the home or the unfortunate pattern of the wallpaper. In addition, inspectors are primarily concerned with pointing out issues with the components of a home rather than small or cosmetic items which are usually readily apparent to buyers’ themselves.

Finally, homebuyers should not expect the inspector’s report to serve as a guarantee that the home’s components won’t ever fail or need repair at some point in the future. No house is perfect, all need regular maintenance and repair.
